HolidayLetsOnline.com are an online holiday accommodation portal, offering landlords and yacht owners a chance to advertise their holiday homes and yacht charters at a very competitive price so as to maximise profit, and of course, pass the saving directly to the holidaymaker. If you own a property/yacht that is available for holiday rental, you can advertise it on the HolidayLetsOnline.com web site for just £75.00 per year INCLUDING VAT for one property/yacht and £40.00 INCLUDING VAT for subsequent properties up to a maximum of ten. Anyone wishing to place more than ten adverts should contact us for further discounts. See our rate card for further information. We have no hidden costs and we do not take commission on any bookings that you receive so the annual subscription fee as above is all you have to ever give us. Plus, in addition to the usual listing of your property on the “search by country” you will have your property included in the “special offers”, “featured property on the home page” and the “holiday type” search all FREE! A property listing entitles you to 6 photographs in full colour.
Not Computer Literate? We Can Help If you are not computer literate we offer an “upload service” at no extra charge. This service means that you provide the information over the telephone or by post/fax and a member of staff will upload the description and the property photographs on your behalf. Although there is no extra charge for this, due to demand, once submitted and approved by the owner/agent, amendments to adverts will only be allowed 6 monthly to a maximum of 200 words. All photos can be changed if necessary. Any amendments required outside of the allowed twice per year will incur a charge of £10 +VAT for text (maximum change 200 words per £10) and £5 + VAT each for photographs. You do not have to include an email address with your advertisement if you don’t have one. We will happily allow an advert to have just a phone number so we really do cater for people that hate technology but want to benefit from its wide reaching profile! Marketing Your Property: Holidayletsonline.com will advertise throughout the year using traditional media and the Internet. We advertise in newspapers, specialist magazines, company Intranet sites and magazines/staff publications, Universities and any place we feel advertising will be of benefit to the customer. We also attend trade shows and events to advertise our services to as broad audience as possible. However, the best and most effective form of advertising is word of mouth and recommendation - so tell your friends about us and increase the number of lettings. By advertising with Holidayletsonline.com you will reduce your advertising costs and maximise your income. We can provide A4 laminated posters advertising the website and even tailor them to include your property number if you wish. There is a small charge for each laminated poster that covers cost and postage, if you are interested, please contact us for details. The cost of 2 full colour, laminated, A4 posters with your property number on is £4.50 plus VAT. So that prospective guests and persons making bookings can communicate effectively, your chosen details will appear in the online advertisement within the site. We recommend that you offer a mobile, landline telephone, email, fax and postal address wherever possible. If you wish to have only your email address displayed on our site, please be aware that once bookings are in the process of being agreed, you may at this stage need to supply address, phone number etc. It is proven that the more information you provide to potential guests, the more likely you are to receive enquiries and bookings.

How we place your property/yacht advertisement on our website
How is my property/vessel listed on the website? If you are a beginner with little or no Internet experience or a computer genius Holidayletsonline.com can help you advertise your accommodation.
Self Upload Method: If you own a property/yacht that is available for holiday rental, you can advertise it on the HolidayLetsOnline.com web site for just £75.00 per year INCLUDING VAT for one property/yacht and £40.00 INCLUDING VAT for subsequent properties up to a maximum of ten. Anyone wishing to place more than ten adverts should contact us for further discounts. You can download a property form from the site or you can contact us and request a form to be sent to you by fax or post, if you prefer we can take details over the telephone. This service means that you provide the information and a member of staff will upload the description and the property photographs on your behalf. Plus, in addition to the usual listing of your property on the “search by country” you will have your property included in the “special offers”, “featured property on the home page” and the “holiday type” search all FREE. How do I submit my photos?
If you choose self upload and manage your own property details within the “owner log in” section, you can upload your own images as JPG/JPEG files. Each photograph must be clear and not contain anything that may be classed as offensive. Photographic images must be 320x240 pixels in size. Simply click “browse” and then select the file that contains the relevant photograph. The system will then upload your photograph to your advertisement. If you choose the “assisted upload” facility, you will need to send your photographs by post or email and a member of staff will upload them to your advertisement on your behalf. Do not forget to include a covering letter with your photographs outlining your Client Reference number (this will be given to you) and your contact details in case of a problem or query. If you require photographs to be returned, please enclose a SAE. When completing the property form do I have to fill in everything?
It is imperative that you give as much information as possible. You need to be honest in your description and try to use plain language that cannot be misinterpreted. If some parts of the form do not apply, please put “not applicable” in the section so we know that you intended to miss out that particular part. It is important to ensure that your property/yacht is listed under the correct categories, for example, if you have a chalet in Switzerland that is ideal for skiing, it is important that you put this information on the form enabling us to list it under Switzerland, skiing, chalet and other relevant categories. It is a proven fact that the more relevant information contained in an advert the better the enquiry and booking rate is so it is well worth taking time over this part of your advert. How long will it take for my advertisement to go live and be featured on the holidaylets.com website?
If you are using the self upload facility it will go live as soon as all the sections have been completed and payment confirmation received. If we are uploading information on your behalf we will try to upload everything within 3 working days of receipt of your form, photos and payment. We do not guarantee it will be within 3 days but your advert will run for 365 days from the date of upload not the date the form is received. Data Protection: Please do not provide any personal information that you do not wish to see posted online as information can be viewed worldwide. Layout of property/yacht details
Can I change the layout of the pictures or property form?
You cannot change the basic layout due to the fact that we have a standard advertising format. However, our experienced marketing department have designed the layout of each section specifically to optimise return on your property/yacht and show it to its full potential. What if I notice an error in my property/yacht details or want to make a change to the text?
If you make a mistake, simply log on to the owners section and amend your property as necessary. If we are doing the upload for you, please advise us of the amendment and we will make it as soon as we can (usually within 24 hours). Please note that after the initial upload has been confirmed as “accurate” by yourselves, any additional changes to text will incur a £10 plus VAT Charge. Will the information uploaded onto the site be approved by me before it goes live?
If you are uploading your own property details you will submit your advertisement when you are happy with it. If we are uploading the advertisement for you, it will go live and then you will have 24 hours to approve it. We will contact you when it is live so you can make sure everything is satisfactory.

Rental rates, terms and conditions for your property/yacht
In which currency should my rental rates be displayed?
The best rule of thumb is to advertise the property in the currency you wish to be paid in! Some things you may need to consider are as follows: due to the fluctuation of exchange rates, each property rental will need to be fully discussed between the landlord and the customer at the time of booking to agree on an exchange rate BASED ON THE LISTED PRICE (the listed price will not be subject to daily change - any yacht or property must be rented out for the amount shown otherwise it is misleading and dishonest). It may be advisable to list the property/yacht in Pounds Sterling, USA Dollars or Euros as these are the most common. Our currency converter can assist you and your customers with a live and accurate exchange rate. If you are unsure of currency, it is a good idea to market the property in the currency you wish to be paid in. We offer a link to a currency converter so that the actual rates can be quickly worked out - if in doubt, contact your bank. HolidayLetsOnline.com cannot be held responsible for any inaccuracies relating to exchange rates or any information on the site or links relating to this.

Special offers feature?
If you wish to list your property/yacht under our 'special offers' listing you can do so by clicking this option when you complete the form. It may be wise to use the special offers section if the property is not booked for a period that is considered “short notice” to try and fill the booking, or if there is any building work being carried out nearby that may mean you wish to drop your price slightly.

Photographs
What sort of photo is best?
The photographs you provide are the first thing a person searching the site will see, therefore, they are your ultimate weapon! A picture can make or break a booking. It is important to bear in mind the following points when submitting the photos. They should be: in focus, well lit, clear, taken on a sunny day with no shadows or strange 'objects' in the picture. It is probably best to avoid people, vehicles and animals in the photos and to include indoor and outdoor views to ensure the potential guest can see exactly what is on offer. We allow 6 photos per listing. Please do not use photographs that include any form of nudity be it adult or children. We reserve the right to remove a picture if it is deemed unsuitable by the Director of the Company. What format should the photos be in?
Photographs do not have to be named in any special way. When uploading your photos to the website, simply click the “browse” button within the photo management area of your owners page and select the picture you wish to use from your file.

Can I send the photos by post?
Only clients using the assisted upload can submit photographs by post. What is the postal address for sending photos?

UK Can I send photos by e-mail?
Again, this is restricted to clients paying for us to upload their accommodation. In this case, we receive the majority of photos by e-mail. The guidelines for emailing pictures are: send high resolution, unaltered, photos as they appear directly from your digital camera in JPG / JPEG format at least 500 pixels high. We will make any relevant adjustments on the final photo for size, colour, brightness etc. So please send the image unaltered. Ideally set your digital camera to maximum resolution and minimum compression/superior quality when taking the photos. Prints from digital cameras using inkjet pictures do not scan well and may therefore be best avoided in connection with a website application. The best way is send us the electronic original. You may wish to use a professional photographer, but this is not necessary unless you want to spend the extra money this will undoubtedly involve. We are pleased to receive your photos in a JPG / JPEG electronic format by post on a floppy disk or CD but don't forget to include a covering note so we know who the pictures are from and which property/yacht they belong to! Do not encrypt, zip or password protect your files - we will probably be able to open them if you do this! What is the e-mail address for sending photos?
The e-mail address for photos is photos@holidayletsonline.com Please mark the subject line as follows: PHOTOS your name, address and a contact phone number. Include your customer reference number if you know it. Can I send photos from a brochure that we have our property/yacht in?
For clients using our upload service and subject to copyright, we can scan pictures from a well-printed brochure but the best results are always achieved from the original photographs. Again, if sending a picture in this format, please include your name, address and phone number in case we need to contact you. You will also need to send us proof that you have the right to use the photographs under copyright law in your Country AND the UK. Can I use photos from other Internet sites?
Clients using our upload service can instruct us to use existing web-based photos but permission will be required in writing. You will also need to send us proof that you have the right to use the photographs under copyright law in your Country AND the UK. What type of pictures can't you use?
We cannot use colour or black and white photocopies of photos - the quality is too inferior. What about copyright laws and protection?
It is your responsibility to ensure that you have copyright, or necessary permission to use any photos. The electronic copyright of photos scanned by HolidayLetsOnline.com and placed on our web site belongs to us. These electronic images may not be used on any other web site without the express permission of HolidayLetsOnline.com. The HolidayLetsOnline.com website is protected by copyright. Are the photos returned after they have been scanned?
We usually keep the photos in case we need to re-scan them. Should you want them back, please make sure you attach a covering note asking us to return them, together with a self-addressed envelope. We will return your photos after your advertisement appears. Holidayletsonline.com cannot be held responsible for any photos that get lost or damaged. Layout of Photographs
Photos will be laid out in the standard format. One picture will be displayed as a small “thumbnail” image on the search results page and also appear in the main details section with the remaining images. The remaining images will be full size.

Advertising a multi-rental unit
Our website commitment is to show prospective holidaymakers the accommodation that they will actually stay at should they wish to proceed with a booking. This transparent approach is the main reason for our success. If you have multiple properties or units, it will not be necessary to list each one separately providing they are at the same location and a clear description is given if units vary in size etc. The rule of thumb is one property or several properties at one location are considered 1 advertisement. Hotels and bed and breakfasts will be listed as one property as room style will be considered uniform throughout unless specifically mentioned. Don't forget our discounts for more than one listing - see our rate card!

How do I pay for my property/yacht advertising?
We accept the following methods of payment:
- Worldpay electronic credit/debit card payment – just click the link on the site – immediate clearance means advertisements are not delayed.

Cheques, postal orders or bankers drafts in Pounds Sterling (these will need to clear before the property is made “live”. Payment to “HolidayLetsOnline.com”
- Non UK patrons may pay using a cheque or international money order in Pounds Sterling (payment will be required to clear prior to the property becoming “live” - Payment to “HolidayLetsOnline.com”
- Paypal: payment can be made by Paypal. Simply log on to the Paypal website and send your payment to the email address: pay@holidayletsonline.com – your listing will be delayed until payment has been received, although this is often immediate we cannot guarantee it.

Services offered by us How do I receive booking enquiries?
Visitors to the site who are interested in booking or enquiring about your property/yacht can contact you by telephone, fax or by e-mail (as per the details you have submitted, hence the importance of accuracy and giving as many contact methods as possible). How do I receive the e-mail enquiries?
Visitors to the site who want to send you an e-mail booking enquiry click on the 'contact owner' link from your advertisement page or the short list page. The email will go directly to you. Please try to respond quickly to any enquiry! Will I definitely receive all the enquiries made? How can I check?
Unfortunately, you can never be 100% sure. Internet Service Providers (ISP's) may block some e-mails without your knowledge. HolidayLetsOnline.com has no way of knowing what criteria any specific ISP use at any given time to decide what they think is an unwanted (spam) email. However, we can suggest the following method to be as sure as possible that your emails are getting through: If you want to have a spam blocker on your personal e-mails, a solution is to have a separate e-mail address from your existing ISP just for your booking enquiries. Alternatively you could use a web-based e-mail service. However, we cannot guarantee that your ISP will forward all e-mails; this is why it may be useful to provide a telephone number. Please make sure that the HolidayLetsOnline.com email address info@holidayletsonline.com is in your e-mail address book, thereby enabling you to continue to receiving e-mail communications from us or ask us any questions you may have. What if I am not always at home or at work to pick up my e-mails?
Choose an email account that can be accessed from anywhere in the world - some examples are, but not limited to, AOL, Yahoo, BT, Lycos or Supanet. What if the person making the enquiry puts in the wrong details and I cannot contact them?
Unfortunately there is nothing we can do. We receive exactly the same information as you do.

Making changes to advertisements
Can I make changes to my advertisement?
If you wish to make changes to your advertisement, you can do so at any time by logging in to your owners log in page. Assisted upload owners can make changes as outlined in the “assisted upload” section.
How soon will the changes appear?
We do not independently check information you have provided, you are totally responsible for the accuracy of this and the change will appear almost instantly. Please be aware that the site is running software to detect unsuitable language or images. To avoid problems with your advertisement, please be tasteful in the photographs and language you use within your listing. We reserve the right to remove any material that we feel is offensive or unsuitable. Can I move my property/yacht to the special offers section?
Yes, simply log in to the owners section and click the special offers box.

Updating availability
Availability Chart?
The availability of your property can be shown in the “availability” section as can the price for that period. We regret that this facility is not available to Assisted Upload Customers. We recommend that owners keep this up to date or not at all. If the area is kept up to date it is a valuable tool for the holiday maker searching the site, however if it is not up to date, it is as good as pointless! If you don’t think you will have time or remember to update this part of your advertisement you are probably best to type something to the effect of “email for latest availability” in this part of the site so people can contact you with their dates. Not using the availability is not a huge issue and for some, having the constant job of electronically updating the site is a potential nightmare. It is also very frustrating for the prospective guest if the details are not accurate. Therefore, we suggest that if you are not confident or don’t wish to use the electronic method that you use a paper diary or electronic spreadsheet to best suited to your needs. We feel it is wrong to assume that everyone can spend the time and have the skill necessary to efficiently maintain an availability database. Many sites use this tool as an excuse to promote the rating of a property/yacht. We list all our properties in a fair and unbiased way, therefore, they are listed randomly and there is no favoured way of getting a property/yacht to the top of the list! Our search criteria means that the user will get the property that best matches their needs. The other important thing to remember is that a prospective guest knows exactly what they require in a holiday. For example, if they are looking for a golf holiday in Florida will not make your fishing accommodation any more desirable to that person, just by having it at the top of the list for Florida. It is also worth remembering that if you choose not to show availability, it means that anyone interested in your property/yacht will HAVE to contact you to ascertain the details, therefore allowing you 100% control of the property/yacht as well as the ability to maintain a database of enquiries should you so wish!

Fully maximise your bookings and rental income
What can I do to get the maximum rental return from my advert?
We guarantee exposure of our site through various media. We advertise in local, national and some international press as well as specialist publications, intranet sites at large companies, magazines and events to promote the site throughout the year. However, word of mouth and recommendations are still probably the most powerful promotional tool, with this in mind here are some other things you can consider doing as well:
- Initially, to get your listing off to a flying start, try to provide us with accurate information and good quality photographs The Internet is a visual medium and therefore everything a person sees will count. Good quality clear photos cost very little to produce, but they do make a real difference in the overall presentation of the property/yacht.
- Keep your rental rates clear, simple and realistic. Check the rates of similar properties/yachts. If your rates are significantly higher or lower than the average price of your area, your advertisement will need to explain why.
- Keep availability up to date via your chosen method.
- Reply rapidly to all enquiries. People looking at the site often want to book quickly -if they do not get a reply from you, they will book somewhere else (aim for maximum 24 hour response time with enquires). Also, if you are unable to read your emails for a few days, it may be an idea to appoint a friend or family member to respond during your absence so you don’t miss out on bookings!
- It is a good idea to include some extra details with your response to every enquiry; this could be a little more detail about the area or forthcoming events for the time they wish to book. At this early stage people are interested in your property/yacht but are not committed, so any extra information could influence their decision.
- Be enthusiastic, helpful, polite and professional towards people making enquiries. If you are not enthusiastic about your property/yacht, you cannot expect people to want to rent it. Be patient and courteous, even if the answer to a question is already given in your advertisement. The person making the enquiry may be new to the Internet and may not have worked out how to use all the features of the web site - make sure their experience is a good one, make them want to book with you next year too!
- Tell everyone that you advertise your property/yacht at HolidayLetsOnline.com - it is not enough to say "my villa is on the net" tell people WHERE to find it, interest in our site will only do one thing - generate bookings and income for you!
- Distribute literature (posters, business cards etc) with the details of the holidayletsonline.com website and your property reference number so visitors to the site find your property immediately. We can provide posters etc for a small fee – please email for details.
- Why we don't do the bookings for you.
Despite the expertise and experience as travel agents that our associates have, HolidayLetsOnline.com are not a travel agent, we only act as an accommodation portal. Therefore it is not appropriate for us to try and behave like a travel agent. Subsequently we don't offer advice on the suitability of a country, property/yacht or type of holiday or offer flights/ferries etc directly. Our policy of honesty and integrity means that we 'don't try to appear what we are not' and offer a service that we could not fully govern or back up. However, we do provide links to other professional organisations that CAN offer you the very best in car hire, flights, ferries and other holiday essentials. Property/yacht owners maintain the right to refuse individuals or groups, prior to any exchange of money, if they do not feel comfortable with the booking in relation to the type of property/yacht they are offering or image they are trying to promote. HolidayLetsOnline.com accepts no responsibility or liability for any property/yacht owner refusing to accept a booking for whatever reason.

Order of properties on a listing or index
When a visitor uses the holiday icons or search by country etc ordering is determined by the relevance of your property/yacht to the key criteria entered. The most relevant property/yacht comes top, and so on. HolidayLetsOnline.com has no control over the ordering beyond the maintenance of the database.

Completing the yacht/property form
Please complete the register a property form as accurately as possible. The more reliable the information you provide the more recommendations you will generate. We will advertise your accommodation in all relevant categories for maximum exposure. For example, your villa in Spain may be listed under summer and winter sun, golf, fishing and activity sections depending on the type of things offered.
Regulations: by submitting the HolidayLetsOnline.com register a property form, you will be guaranteeing that the accommodation complies with all national/local regulations for letting accommodation and health and safety regulations of the country the property is in. HolidayLetsOnline.com can take no responsibility for any property or service that does not meet the criteria expected. If we receive 3 or more complaints about the condition of a property we reserve the right to remove it from the website permanently or until we are happy that the problem has been rectified. We will not refund listing fees for property removed in this way so please ensure your property is clean, safe and of top quality to avoid problems arising in the first instance!

Rental Rates: Please fill in the rates you charge according to the calendar month and state the currency required. It is the owner's responsibility to ensure that Holidayletsonline.com advertise the correct prices.

Deposit: Please state the amount of deposit required to secure the booking.
- Extras: Please state all equipment/facilities that holidaymakers will have to pay for as extras, i.e. air conditioning. Also state if holidaymakers will be charged for damage or if a security deposit will be required. If a security deposit is required, please state the amount, what it is for and how it is to be paid/refunded etc.
- Terms: Please state when the balance will be due (i.e. number or days/months prior to stay), or if the full amount is payable at booking. Please state if there are any guarantees/security offered on monies paid in advance.
- Professional Qualifications: Don't forget to include information relating to professional qualifications. For example, if you are advertising 'bare boat' charters, or for any activity that might require a professional qualification (diving).
- Families/Infants/Toddlers: If families are welcome with infants and toddlers please make sure your property is suitable to accommodate them with stair gates, highchairs, cots etc. We do not recommend you supply cot linen in the interests of hygiene. All ponds or pools should be covered or fenced off if possible. Pay particular attention to balconies, stairs, pools and ponds. Please note that Holidayletsonline.com accept no responsibility or liability in respect of the above.
- Linen Towels/Duvets/Pillows/Sheets/Cutlery/Crockery: Please specify exactly what is supplied.
- Pets: Please state if pets are welcome and if any pets live on site.
- Smoking: Please specify if you accept smokers – if you accept smokers you are accepting that smoking may take place inside the property.
- Occupying and Vacating: Please specify occupation/vacating times clearly to avoid confusion.
- Contact in an Emergency: Please specify a local telephone number and address for the guests to use as a contact in an emergency.
- Maid Service: Please specify the level of service or if supplied
- Pool/Garden/General Maintenance: Please specify if supplied and level of service.
- Satellite/TV/Video: Please specify if provided.
- Building Work: It is sometimes unavoidable in areas of growing tourism. We would ask you to make it clear to holiday makers if there are likely to be disruptions which could affect their enjoyment.
